We are selling a beautiful, flat and rectangular plot, which allows the immediate start of construction of a villa with a swimming pool (see project attached).
As per the building permit, the construction of a following building is permitted:
Possible purchase of neighbouring agricultural land, which borders on this urbanized land.
Building permit is final and valid and project documentation is prepared as well. All connections already on the plot. The municipal contribution is paid in full and can be taken over for an additional payment of € 37,000, if the construction is carried out according to the project. It is also possible to purchase neighboring agricultural land, which is on the border of the urbanized area.

Terms of sale/seller for concluding a legal transaction:
- the buyer's commission is 3% (the agency is not liable for VAT),
- purchase of a building plot by a legal entity (Ltd.): sales price + 25% VAT, which is tax deductible,
- purchase of a building plot by a natural/physical person: sales price + 25% VAT, which is not deductible,
- the sales price does not include the statutory real estate transfer tax (PPN) in the amount of 3% of the sales price, which is charged to the buyer regardless of whether it is a natural or legal entity,
- (possible) notary/lawyer fees are divided equally/appropriately between the seller and the buyer according to their applicable tariffs.
